Description

The successful candidate will be based in our Bogart, GA office and should have three to five years of relevant real estate experience. When not traveling, the candidate is expected to work from the Bogart office up to three days per week.

About the role

Green Diamond is looking for a Real Property Project Manager to lead the sale of selected timberland properties and help grow and add value to our portfolio through acquisitions. This position supports our Southern Timberlands footprint from South Carolina to Mississippi and is based out of our Bogart, GA office. You'll market properties set aside for sale, value them, and close the deals, working both directly and through a strong network of brokers. You'll also help find, value and negotiate the purchase of strategic timberland tracts.

The role works closely with our land management, operations, finance and legal teams. You'll work every day with professionals across Green Diamond's offices and regions, using virtual tools and in-person visits to share information, line up priorities and move deals forward together. It's a good fit for someone who enjoys building lasting relationships with landowners, brokers, developers and local agencies.

What you'll do

  • Find and evaluate higher and better use (HBU) opportunities across our timberland portfolio, based on market trends, zoning and development potential
  • Run financial analyses to set property values, including comparable sales, highest-use scenarios and long-term returns
  • Work with land management, finance, legal and operations to keep HBU plans in line with company goals
  • Build and present business cases to secure internal approval to sell or reposition properties
  • Lead due diligence, including title review, environmental assessments, entitlements and regulatory issues
  • Structure and negotiate deals with buyers, developers and partners to get the most value at the least risk
  • Run each transaction from start to finish: marketing coordination, contract negotiation and closing
  • Track market conditions and keep up relationships with brokers, developers and local agencies to spot new opportunities and guide strategy

What you'll bring

  • Bachelor's degree in Real Estate, Business Administration, Forestry or a related field
  • 3–5 years of experience sourcing, valuing and managing rural real estate transactions or development projects
  • Strong knowledge of appraisal principles, valuation methods and discounted cash flow analysis
  • Advanced analytical and financial modeling skills, with strong Excel skills (required)
  • Skill with GIS tools
  • Excellent writing, speaking and presentation skills, and the ability to communicate clearly at every level of the company
  • Strong people skills: you can influence others without direct authority and work well on a team
  • A self-starter who is organized and focused on results, can handle several priorities at once, works well on their own and is comfortable when things are unclear
  • Professionalism, sound judgment and the ability to handle confidential information
  • A strong commitment to personal and workplace safety

Compensation

Annual Salary Range: $92,300 – $138,500 per year. The pay range listed is just one component of Green Diamond’s total compensation package.
